  Report on the Monthly Sales Statistical Survey of Shopping Centers

Sales SC Down 1.2 % Last November

Overview

The total sales figure realized by existing shopping centers (SC) for last November decreased by 1.2% compared with the same month previous year and fell for a fourth consecutive month below that year's levels by receding 0.9 points from the previous month's result.
While this month experienced high temperatures nationwide and with the huge backlash of the last-minute demand generated prior to the termination of the Eco-points system previous year, the drop-off in sales of stores carrying home electrical appliances was significant thereby affecting anchor tenants such as large electrical appliance stores and GMS. Unseasonably high temperatures prevailing during the first half of the month hampered sales of clothing, and although the colder weather during the latter half caused an increase of sales in general and heavy clothing in particular, this did not lead to a full recovery. A considerable number of SC voiced concerns about the continuing slump in the movie theater business and the scarcity of night-time customers in the restaurant business. Other SC reported an increase in customer numbers as the knock-on effect of successive openings of large-scale SC located in front of stations although many of the SC facing competition in the vicinity suffered a drop in sales. There was no evidence of a large sales setback among those SC that had implemented promotional activities, such as allotting extra points or exclusive discounts to loyalty card holders, before the start of the actual sales season.

Analysis based on SC sales results by location reveals a -0.8% figure for overall SC sales in central areas while SC sales results in peripheral and suburban areas were respectively -1.7% and -1.4%.
Analysis based on SC sales results by region reveals positive figures in the Hokkaido, Tohoku, Hokuriku and Chugoku regions. The Tohoku region in particular saw its overall SC sales increase by 6.3%, with the continuing demand created by the post-disaster reconstruction, increasing sales of clothing, the rise in restaurant customers and moreover the recovery in tourist numbers among the contributing factors. Overall SC sales for the Shikoku region fell by 3.9%, with the largest drops in sales occurring in the individual regions. Similar to previous month, this was mainly due to lease termination by tenants.
Analysis based on results of cities designated by government ordinance reveals a 9.0 % result for the city of Sendai as a whole, with a high increase for tenants (9.4%). Overall sales in Sapporo came second with a 5.3% increase, followed by Chiba at 4.2%.

*This survey has been compiled from information obtained after sampling 1,000 SC according to location and size from among 3,013 SC - the total number of SC at the end of December 2009.
*This survey is based on the 525SC samples obtained, the sample retrieval rate being 52.5 %.
*Due to the impact of the Great East Japan Earthquake, the total SC sales is scheduled to be published as part of the annual estimate value at the time of publication of the annual total SC sales result for 2011.
