Sales SC Down 4.4% This March
Estimated Total SC Sales Figure Totals 2,182.8Billion Yen
(Down 5.4% Compared with Same Month Previous Year)

Overview

The total sales figure for this March realized by existing shopping centers (SC) remained 4.4% lower than the figure for the corresponding month of the previous year, thereby remaining negative for a nineteenth consecutive month, with the negative margin expanding 1.9 points over the previous month.
In a reversal of the previous month's situation, March saw its negative margin grow in comparison with the same month last year. Although there were some reports of a last-minute rise in demand for home appliances, triggered by the Eco-point system, and a newly emerging taste for more expensive quality goods, this failed to raise total SC sales, as factors such as this March counting one holiday less than last year, dull sales of spring clothing due to unseasonable temperatures in the latter half of the month, and a persistently low per-customer expenditure stemming from low consumer demand and regardless of growing customer numbers, continued to cast a shadow. Conditions proved especially severe among anchor tenants (GMS), who suffered a massive drop in sales. Although improving corporate profits, recovery of the stock market, a rosier employment situation, in addition to positive results expected from political measures such as the introduction of an Eco-Point System for environmentally friendly housing and a Child Allowance System to be started in June, provide some grounds for optimism, fluctuations of the negative sales margin haven been conspicuous over the last months (December 2009 up to this month), indicating that more time might be required to restore confidence to the mind of the consumer.

Analysis based on sales results of SC by location, reveals that SC sales in peripheral and suburban areas declined further against previous month, with 0.8 points and 3.8 points respectively.
Analysis based on SC sales results by region, reveals that figures were relatively favorable in Hokkaido (-2.8%), Kanto (-3.4%) and Tohoku (-3.6%) where central areas of Hokkaido maintained their positive figure (1.0%) and peripheral regions of Tohoku turned positive (1.1%). However, whereas six regions managed to score positive sales figures last month, only two remained positive this month.
Analysis based on results of cities designated by government ordinance reveals the smallest negative sales margin in Sapporo (-1.4%), followed by Yokohama (-1.5%) and theTokyo wards (-2.5%), whereas sales results in Nagoya continued at their low level (-8.6%).

*This survey has been compiled from information obtained after sampling 1,000 SC according to location and size from among 2,877 SC - the total number of SC at the end of December 2008.
*This survey is based on the 546 SC samples obtained, the sample retrieval rate being 54.6%.
*The JCSC General Meeting of May 21, 2009 issued an announcement stating that the official total number of SC as of the end of December 2008 had been corrected to 2,980 on the basis of newly adapted SC standards. However, (estimated) total sales of SC for March are based on former standards and have been computed based on the total number of 2,936 SC in existence at the end of February 2010.
