Sales SC Down 2.5% This February
Estimated Total SC Sales Figure Totals 1,841.3 Billion Yen
(Down 2.4% Compared with Same Month Previous Year)

Overview

The total sales figure for this February realized by existing shopping centers (SC) remained 2.5% lower than the figure for the corresponding month of the previous year, thereby remaining negative for an eighteenth consecutive month, although the negative margin managed a 2.8 point improvement over the previous month.
In the face of persistent low consumer demand and lower per-customer expenditure due to the economic recession, the fact that sales of spring clothing picked up with rising temperatures toward the end of February in addition to surprising reports of favorable foodstuffs and sundries sales, hinted at an overall recovery. Some SC, moreover saw their sales increase as a result of SC renewal.
However, to regard the situation optimistically would be premature as the sales decrease resulting from vacancies remained serious and both withdrawals of anchor tenants and reduced sales space continued to be prominent in central areas.

Analysis based on sales results of SC by location, reveals a -0.9% sales result in suburban areas with sales of tenants showing a remarkable -0.2% improvement. In central areas, large cities showed signs of improvement over last month although the situation in medium-sized cities (-5.2%) and small cities (-5.8%) remained severe. Especially sales of anchor tenants in medium-sized cities (-8.9%) declined further against previous month, the main cause being withdrawals of anchor tenants and contraction of sales space.
Analysis based on SC sales results by region, reveals a 2.0% positive figure for the Hokkaido region with a particularly good sales result of 8.0% in the central region (Sapporo city).
Also SC sales figures in suburban areas of Western Japan (Kinki, Chugoku, Shikoku and Kyushu・Okinawa ) turned positive again showing the first signs of recovery.
Analysis based on results of cities designated by government ordinance, reveals that SC sales in Sapporo (2.9%), Fukuoka (2.9%) and Kobe (0.9%) were positive. However, other cities remained at a negative sales level, showing remarkably unfavorable results for anchor tenants overall.

*This survey has been compiled from information obtained after sampling 1,000 SC according to location and size from among 2,877 SC - the total number of SC at the end of December 2008.
*This survey is based on the 541 SC samples obtained, the sample retrieval rate being 54.1%.
*The JCSC General Meeting of May 21, 2009 issued an announcement stating that the official total number of SC as of the end of December 2008 had been corrected to 2,980 on the basis of newly adapted SC standards. However, (estimated) total sales of SC for February are based on former standards and have been computed based on the total number of 2,934 SC in existence at the end of January2010.
