Sales SC Down 5.3% This January
Estimated Total SC Sales Figure Totals 2,509.7 Billion Yen
(Down 4.8% Compared with Same Month Previous Year)

Overview

The total sales figure for this January realized by existing shopping centers (SC) remained 5.3% lower than the figure for the corresponding month of the previous year, thereby remaining negative for a seventeenth consecutive month. The negative margin declined a further 1.9 points against previous month.
SC sales remained dull during the actual bargain sales season this month in reaction to pre‐season sales held at the end of last year. In addition, much anticipated sales, both at the beginning of the new year and over three consecutive mid‐month holidays, fell short of expectations.
The main factor behind this development was, more than the falling number of customers, the seemingly unstoppable downward slide of per‐customer expenditure, resulting from frequent price reductions - mainly by clothing stores - , frugal shopping patterns and a by now deeply entrenched preference for low‐priced goods.
In addition, sales of anchor tenants at -7.1% scored a 3.6 point decline over previous month, thereby falling back even further than those of tenants (at -4.5%, a 1.2 point improvement over previous month). Factors here were the repercussions caused by refund sales in GMS at the end of last year, vacating of and reduction in sale space by anchor tenants.
However, there were reports among some SC of a temporary boost as a result of clearance sales held by closing stores and of favorable sales by tenants specializing in low‐priced goods. Unfortunately, overall conditions offer little ground for optimism as the decline in sales is further aggravated by a rising number of vacancies left in the wake of shop closures.

Analysis based on sales results of SC by location, reveals that sales in peripheral areas were -4.3% while tenants notably managed to book a relatively small -3.4% result. However, SC sales in central and suburban areas booked a -5.5% sales result whereby the latter did particularly bad with a 3.6 point decrease over previous month. Analysis based on sales results of SC by region, reveals that sales in the Chubu (-7.9%) regions decreased remarkably, suburban areas standing out with a steep -8.2%. .However, sales in the Hokkaido (-1.4%) region, and in particular, those in central (-0.7%) and suburban areas (-0.6%), showed greater improvement than other regions.

Analysis based on results of cities designated by government ordinance, reveals a 0.7% figure for Fukuoka where tenant sales turned positive again with a remarkably good 2.2% result.
However, sales in Nagoya city were -8.7%, showing a double-digit decrease with a remarkably unfavorable result for anchor tenants (-11.8%).

*This survey has been compiled from information obtained after sampling 1,000 SC according to location and size from among 2,877 SC - the total number of SC at the end of December 2008.
*This survey is based on the 557 SC samples obtained, the sample retrieval rate being 55.7%.
*The JCSC General Meeting of May 21, 2009 issued an announcement stating that the official total number of SC as of the end of December 2008 had been corrected to 2,980 on the basis of newly adapted SC standards. However, (estimated) total sales of SC for January are based on former standards and have been computed based on the total number of 2,934 SC in existence at the end of December 2009.
