Sales SC Down 3.4% Last December
Estimated Total SC Sales Figure Totals 2,671.1 Billion Yen
(Down 3.3% Compared with Same Month Previous Year)
The total sales figure for last December realized by existing shopping centers (SC) remained 3.4% lower than the figure for the corresponding month of the previous year, thereby remaining negative for a sixteenth consecutive month, although showing a 5.3 point improvement over the previous month.
In an atmosphere of prolonged low consumer demand, sales remained dull due to a number of reasons but mainly because of a lower per-customer expenditure resulting from a preference for low-priced goods, and frugal shopping patterns. However, loss margins showed signs of improvement over the previous month. Many SC enjoyed the effect of their sales promotion measures such as earlier bargain sales, and were moreover helped by better than expected sales of heavy winter clothing stimulated by dropping temperatures around the middle of the month. Sales of foodstuffs and alcohol experienced a boost from the trend to cook at home while Christmas and New Year sales lent support to reports that customers were finding their way back to the store.
Although earlier bargain sales proved beneficial to sales results this month, future developments remain unclear amidst an emerging tendency among customers to habitually rely on bargain sales.
*This survey has been compiled from information obtained after sampling 1,000 SC according to location and size from among 2,877 SC - the total number of SC at the end of December 2008.
*This survey is based on the 557 SC samples obtained, the sample retrieval rate being 55.7%.
*The JCSC General Meeting of May 21, 2009 issued an announcement stating that the official total number of SC as of the end of December 2008 had been corrected to 2,980 on the basis of newly adapted SC standards. However, (estimated) total sales of SC for December are based on former standards and have been computed based on the total number of 2,931 SC in existence at the end of November 2009.

Analysis based on sales results of SC by location, reveals that sales in central areas were -5.5%; those of anchor tenants in small cities standing out with a -9.6% decline. However, SC sales in suburban areas booked a -1.9% result which translates into a 5.9 point improvement over the previous month. Bargain sales by some major developers held simultaneously throughout the country at the middle of the month are cited as the main factor behind this result.

Analysis based on sales results of SC by region, reveals that sales in the Hokuriku (-5.1%), Chugoku (-4.9%) and Chubu (-4.6%) regions decreased remarkably. Especially sales in central areas of the Hokuriku regions booked a severe double- digit decrease with -10.5%. However sales in central areas of the Hokkaido (0.6%) region and suburban areas of the Kyushu・Okinawa region (0.1%) resulted in positive figures.
Analysis based on results of cities designated by government ordinance, reveals that SC sales in Nagoya city continued to decrease, showing a worst of -8.6% with a remarkable unfavorable result for tenants (-10.2%). Second came Hiroshima city with the same negative (-7.6%) result as the previous month.
Sales in regions outside cities designated by government ordinance decreased by 1.7% in the Shikoku region and 2.1% in the Kyushu・Okinawa region, where tenant sales managed a positive result with 0.6% but anchor tenants suffered a -6.1% decrease.
