Sales SC Down 4.7% This September
Estimated Total SC Sales Figure Totals 2,111.7 Billion Yen
(Down 2.1% Compared with Same Month Last Year)
The total sales figure for this September realized by existing shopping centers (SC) fell by 4.7% against that for the corresponding month of the previous year, thereby remaining negative for a thirteenth consecutive month although the extent of the sales decline was dramatically reduced compared with previous month.
Economic prospects remained murky as before against a background of plummeting SC customer numbers and per-customer sales, shrinking numbers of items purchased per customer, and especially against the dark mood looming over the foodstuffs department of anchor tenants. In addition, developers in some regions reported sharp sales decreases due to severe competition. Sluggish domestic demand remains a cause for concern after the “Lehman shock” last fall.
However, the scale of the SC sales decline was kept within limits as a result of the fine weather during the “Silver Week” (a succession of holidays from 19 to 23 September) which brought out customers in large numbers, the fact that this September counted one holiday more than last year, relatively good sales of service-related tenants, in addition to aggressive sales promotion featuring strategies such as double points on bonus cards and 10% discounts at some SC.
*This survey has been compiled from information obtained after sampling 1,000 SC according to location and size from among 2,877SC - the total number of SC at the end of December 2008.
*This survey is based on the 545 SC samples obtained, the sample retrieval rate being 54.5%.
*The JCSC General Meeting of May 21, 2009 issued an announcement stating that the official total number of SC as of the end of December 2008 had been corrected to 2,980 on the basis of newly adapted SC standards. However,(estimated) total sales of SC for September are based on former standards and have been computed based on the total number of 2,903 SC in existence at the end of August 2009.

Analysis based on results in sales of SC by location and region reveals that sales in suburban areas were -5.7% , a decline larger than that in central areas (-4.2%) and peripheral areas (-3.6%).
Especially sales in suburban areas of the Tohoku region dropped remarkably with -10.1 due to sluggish sales of anchor tenants.

Analysis based on results of cities designated by government ordinance reveals that the SC sales in Chiba city (10.7%) and Kawasaki city (5.9%) turned positive. These sales increases were generated by SC renewals.
Sales decline in Sendai city (-0.1) and Sapporo city (-1.7%) showed signs of slowing and was smaller than previous month. On the other hand, sales decline in regions outside cities designated by government ordinance proved larger as demonstrated in the Hokkaido region (-11.7%) and Tohoku region (-8.0%). Main causes were dull sales of autumn goods and lower customer spending at restaurants.
