  Report on the Monthly Sales Statistical Survey of Shopping Centers
  August 2009

Sales Shopping Centers Down 8.3% This August
Estimated Total SC Sales Figure Totals 2,159.0 Billion Yen
(Down 5.6% Compared with Same Month Last Year)

Overview

The total sales figure for this August realized by existing shopping centers (SC) fell by 8.3% against that for the corresponding month of the previous year, thereby remaining negative for a twelfth consecutive month.

Consumer trends continued in a low-key mood against a decline of consumer-unit expenditure caused by a worsening employment environment and reduced income and were further negatively affected by dull sales of seasonal goods due to a new-type influenza epidemic and a cool summer.

A large number of developers also pointed the finger at the lower expenditure per consumer unit as a negative factor in the light of an increasing preference for low-priced products of the PB kind.

*This survey has been compiled from information obtained after sampling 1,000 SC according to location and size from among 2,877 SC - the total number of SC at the end of December 2008.
*This survey is based on the 538 SC samples obtained, the sample retrieval rate being 53.8%.
*(Estimated) total sales of SC for August have been computed based on the total number of 2,903 SC in existence at the end of July 2009.
The JCSC General Meeting of May 21, 2009 issued an announcement stating that the official total number of SC as of the end of December 2008 had been corrected to 2,980 on the basis of newly adapted SC standards. However figures used in this survey are based on former standards.

The central areas again witnessed a situation where sales recorded the largest decline of all areas with a drop of 9.0%

【comment】
SC sales of the Hokuriku region and Chubu region fell respectively by 10.2% and 10.0%. Specifically, sales in the central areas of the Hokuriku region fell drastically with 15.0%. The main reasons for this dramatic decline are the large increase of vacant areas in the SC in addition to the factors mentioned in the overview above.
