  Report on the Monthly Sales Statistical Survey of Shopping Centers
  May 2009

Sales SC Down 5.6% This May
Estimated Total SC Sales Figure Totals 2,176.8 Billion Yen
(Down 4.8% Compared with Same Month Last Year)

Overview

In spite of positive factors such as an extra Saturday and Sunday, a larger number of holidays compared with the same month last year, and the many days with fairly fine weather, the total sales figure realized this May by existing shopping centers ended up falling by 5.6% against that for the corresponding month of the previous year, thereby remaining negative for a ninth consecutive month.

Factors such as governmental economic measures and private consumption stimulation packages failed to dampen a growing consumer concern with safeguarding their livelihood in the light of a worsening employment situation eventually leading to reduced income. This tendency brought on favorable sales of low-priced products of the PB kind but kept sales of high-priced items down.

Additionally, the fact that the new type A (H1N1) influenza virus scare caused customer numbers to fall in the Kansai district SC and the fact that in the framework of the governmental economic measures, highway toll rate reductions merely kept customers from using the train, thereby negatively affecting customer numbers for SC in the central cities, also led to large overall sales decreases.

*This survey has been compiled from information obtained after sampling 1,000 SC according to location and size from among 2,877 SC - the total number of SC at the end of December 2008.
*This survey is based on the 573 SC samples obtained, the sample retrieval rate being 57.3%.
*(Estimated) total sales of SC for May have been computed based on the total number of 2,893 SC in existence at the end of April 2009.
We announced at the JCSC general meeting in May 21, 2009 that the total number of SC at the end of December 2008 was changed to 2,980 by the new adaptable standard of the SC. However we used the figures by the former standard in this survey.

Sales figures of anchor tenants were bad with -6.5%.
Among these, sales in central areas showed a worst with -8.8, and sales of SC with anchor tenants such as department stores or GMS were sluggish.

Sales in the Kinki region showed the largest decline with -7.6%.
A significant decrease in the number of customers of SC with a Kansai district location caused by a new type influenza A virus resulted in sluggish sales whereby mainly central areas with station buildings and underground shopping arcades were badly hit with a -11.6% result.
