  Report on the Monthly Sales Statistical Survey of Shopping Centers
  February 2009

Sales SC Down 7.5% This February
Estimated Total SC Sales Figure Totals 1,885.6 Billion Yen
(Down 3.1% Compared with Same Month Last Year)

Overview

The total sales figure for this February realized by existing shopping centers fell by 7.5% against that for the corresponding month of the previous year, thereby remaining negative for a sixth consecutive month.

Sales reached their lowest level since the start of this survey in July 2002 as a faltering economy, in addition to a worsening employment and income environment continue to create a growing concern among consumers to safeguard their livelihood. This month also counted one business day less than last year (a leap year).

Although foodstuff and low-priced goods sales showed a relatively small decline, consumers were still holding back from buying high-priced items, notably clothing.

Dull sales of winter goods due to unseasonable temperatures constituted one negative factor.

*This survey has been compiled from information obtained after sampling 1,000 SC according to location and size from among 2,876 SC - the total number of SC at the end of December 2008.
*This survey is based on the 570 SC samples obtained, the sample retrieval rate being 57.07%.
*(Estimated) total sales of SC for February have been computed based on the total number of 2,876 SC in existence at the end of January 2009.

Sales figures of anchor tenants were bad with -9.4%, sales of anchor tenants such as department stores, GMS, superstores and big specialty stores being especially sluggish.

【comment】
Sales in the Shikoku region realized the worst figure (-10.0%), and sales of SC with GMS as anchor tenants stagnated.
Second worst were sales in the Kinki region with -9.0% due to sluggish sales in fashion buildings.
Sales in the Hokkaido region on the other hand booked the smallest decline. Sales in peripheral areas (1.5%) boosted overall sales as some SC saw results boosted by leasing to new tenants.
