Sales SC Fall 1.3% last November
Estimated Total SC Sales Figure Totals 2,310.4 Billion Yen

November sales of previously established shopping centers fell by 1.3% remaining negative for a third consecutive month compared with the figure for the same month of the previous year.
Despite positive factors such as customer appeal generated by low-priced goods and an increase of business days due to an extra three Saturdays/Sundays, the consumer's appetite remained on the decline as it was negatively inspired by major psychological motives such as anxiety arising from an unstable employment market resulting from worsening business performances.
In a mood similar to that prevailing last month, falling stock prices continued to cast a shadow over sales of high-priced goods such as jewelry items and precious metals and moreover created a cautious mood among consumers leading to poor sales of clothing items, thereby indicating that SC sales conditions remain austere.
Bright spots to notice were the increase in customer numbers at some SC and positive sales in the three areas of Hokkaido (1.5%), Kanto (0.3%) and Kyushu・Okinawa (2.0%) although these merely served to accentuate the tendency for sales to polarize according to the size of the SC and there are as yet no signs of a true recovery.
*This survey has been compiled from information obtained after sampling 1,000 SC according to location and size from among 2,804 SC - the total number of SC at the end of December 2007.
*This survey is based on the 571 SC samples obtained, the sample retrieval rate being 57.1%.
*(Estimated) total sales of SC for November have been computed based on the total number of 2,859 SC in existence at the end of October 2008.

Sales of anchor tenants were sluggish with -2.9%.
In those SC with anchor tenants such as supermarkets and GMS, sales in the foodstuff sector were relatively good whereas those in the clothing sector proved remarkably slow.

Sales in peripheral areas were positive at 1.4%.
These positive sales results can be largely ascribed to the effect of large-scale SC renewals in the Kanto area.

Sales figures in the Kyushu・Okinawa and Hokkaido regions realized high increases with 2.0% and 1.5% respectively. Both of these areas owed their good results to SC sales in the cities of Kitakyushu, Fukuoka and Sapporo, all of which are cities designated by government ordinance.
