  Report on the Monthly Sales Statistical Survey of Shopping Centers
  July 2008

Sales SC Up 0.3% this July
Estimated Total SC Sales Figure Totals 2,477.7 Billion Yen
(Up 2.4% Compared with Same Month Last Year)

Outlook

This July, sales of previously established shopping centers rose for the first time in four months with 0.3 % when compared with figures for the same month last year.
This positive trend was brought about by a large number of shopping centers starting their summer sales in July this year, also helped by a nationwide heat wave turning sales of seasonable goods profitable again.
Several SC sought to recoup customers by launching gasoline discount ticket campaigns in answer to the increasing number of motorists kept away by high fuel prices.
But with consumers remaining cautious about future price fluctuations and limiting their purchases to essential necessities, it was finally left to the summer sales gains to boost overall sales figures.

*This survey has been compiled from information obtained after sampling 1,000 SC according to location and size from among 2,804 SC - the total number of SC at the end of December 2007.
*This survey is based on the 585 SC samples obtained, the sample retrieval rate being 58.5%.
*(Estimated) total sales of SC for July have been computed based on the total number of 2,839 SC in existence at the end of June 2008.

【comment】
Both sales of anchor tenants (0.5%) and tenants (0.2%) were positive.
Similarly to last month, business conditions among tenants dealing in food and sundries tended to be moderately positive.
As for the clothing sector, sales of PB and well-established goods were positive.

Sales in central areas rose by 1.3%, in peripheral areas by 0.9%. This translates into a 5.2 points and 2.7 points recovery over last month.
Summer sales and events in SC such as station buildings turned relatively favorable.

Although sales in Hokkaido regions boasted a large rise with 2.0%, the gap between growth rates in central areas (3.7%) and suburban areas (-7.8%) proved remarkable. This highlights the effect caused by an increasing number of consumers abandoning their car due to soaring fuel prices.
