  Report on the Monthly Sales Statistical Survey of Shopping Centers
  June 2008

Sales SC Fall 2.9% this June
Estimated Total SC Sales Figure Totals 2,225.7 Billion Yen
(Up 0.1% Compared with Same Month Last Year)

Outlook

This June, sales of previously established shopping centers fell for a third consecutive month with 2.9% when compared with figures for the same month last year. This negative result is partly due to the fact that a large number of shopping centers decided to shift their summer sales - held in June last year - to July this year, thus leading to a proportional decrease in sales for this month.
Moreover, consumer demand remained weak due to successive gasoline and other price hikes. The trend continues to refrain from buying anything but the necessities of life.
Although the effect of SC renewals and events could be considered positive aspects, ever since a sales decrease lasting five consecutive months was recorded in December 2004, it has been forty-two months that sales were down for three consecutive months.

*This survey has been compiled from information obtained after sampling 1,000 SC according to location and size from among 2,804 SC - the total number of SC at the end of December 2007.
*This survey is based on the 592 SC samples obtained, the sample retrieval rate being 59.2%.
*(Estimated) total sales of SC for June have been computed based on the total number of 2,832 SC in existence at the end of May 2008.

【comment】
Both sales of anchor tenants (-3.1%) and tenants (-2.7%) were negative.
Although tenants dealing in food and sundries tended to show a moderate sales increase, those dealing in clothing and the like suffered from the hesitant attitude among customers.

Sales in central areas fell by 3.9%, which figure surpassed those of peripheral areas (-1.8%) and suburban areas (-2.5%).
From the fact that the largest drop occurred in central areas where the number of car users is relatively small, the force of the impact caused by the shift of the summer sales period stands out among other factors. (See above : 'Monthly Sales')

Sales in the Hokkaido region were -8.5%, showing a decrease by 8.0 points from last month. The reasons were the shift of the summer sales period, price hikes and a reaction against the good figure of 6.9% for the corresponding month last year.
