  Report on the Monthly Sales Statistical Survey of Shopping Centers
  April 2008

Sales SC Fall 2.5% this April
Estimated Total SC Sales Figure Totals 2,219.6 Billion Yen
(Up 1.0% Compared with Same Month Last Year)

Outlook

This April, sales of previously established shopping centers fell for the first time in four months with 2.5% when compared with figures for the same month last year.
Successive food price hikes, weak demand for spring clothes due to extreme weather changes in addition to the fact that this month counted one holiday less than the same month last year, are seen as factors having adversely affected this month's sales figures.
Moreover, the fall in gasoline prices occasioned by the expiration of the temporary gasoline tax had been expected to boost consumer purchasing power but ultimately produced only vague sales results due to the insecure outlook of the economy.

*This survey has been compiled from information obtained after sampling 1,000 SC according to location and size from among 2,804 SC - the total number of SC at the end of December 2007. (The total number of SC at the end of December 2007 reflects the omission of 44SC whose closure became known at the time of the survey carried out at the end of March 2008)
*This survey is based on the 576 SC samples obtained, the sample retrieval rate being 57.6%.
*(Estimated) total sales of SC for April have been computed based on the total number of 2,817 SC in existence at the end of March 2008.

【comment】
Sales of tenants were -3.0%, the lowest sales figure since July 2007.
Although food and drink businesses reportedly performed well, sales of clothes shops were negative.

【comment】
Sales in suburban areas showed the smallest drop with -1.6%. Sales of anchor tenants were -0.6%, similar to last year. These results reflect the temporary gasoline price cut and the drift of consumers to suburban areas over the Golden Week.
Sales in central-area small cities were -4.8% with sales of anchor tenants showing a remarkable drop of -5.3%.

Sales in all regions were negative. Sales in the Kinki (-5.1%) and Hokkaido (-5.0%) regions recorded noticeably bad figures.
However, sales in the Chubu region held ground with a 0.0% result.
As for the Hokuriku region, sales in central areas were -9.1% whereas those in peripheral areas were very satisfactory at 7.3%, showing extreme differences among the areas in the region.
