Estimated Annual SC Sales Figure Totals 27,163.3 Billion Yen in 2007

-Negative Growth 1st in Three Years-
Total annual sales of previously established shopping centers recorded negative figures for the first time in three years with a minus 0.04% growth for 2007 when compared with figures of the previous year for the same shopping centers.
A large number of negative factors should be attributed to the unseasonable weather conditions occurring throughout the year, notably the rainy season ending late in July, which seriously affected the demand for summer goods and resulted in a -4.2% figure, the worst drop since the -5.6% fall of February 2005
Sales in the central areas of large cities however, maintained their favorable trend with a 1.1% growth figure bolstered by the opening of 9 new shopping centers - almost twice as many as in the previous year - which also stimulated custom in other shopping centers
*This survey has been compiled from information obtained after sampling 1,000 SC according to location and size from among 2,759 SC - the total number of SC at the end of December 2006.
*This survey is based on samples of those 515 SC that could provide monthly sales figures for the whole year of 2007
*(Estimated) total annual sales of SC have been computed based on the total number of 2,848 SC in existence at the end of December 2007.

【comment】
Sales of tenants increased 0.3%, recording positive figures for a third consecutive year. Sales of anchor tenants decreased 0.6%, marking negative figures for a sixteenth consecutive year. Although sales of anchor tenants remained negative, a tendency showing improvement of these figures has recently been noticed so that sales show a 3.3 point improvement when compared with the figures of 1997 (10 years ago).

【comment】
Although sales in central areas of large cities saw only a subtle increase of 0.03%, they remained positive for a third consecutive year. Sales in peripheral areas were up 1.0% and stayed positive for a second consecutive year. Sales in suburban areas ,however, fell 0.7%, and were negative for a fifth consecutive year.

【comment】
The Niigata Chuetsu-oki Earthquake caused sales in central areas of the Hokuriku region to fall by a considerable -7.5% when compared with those of the previous year. Particularly affected was the city of Niigata where the disruption of regional railroad lines on the day of the earthquake also thereafter caused slow-speed traffic, thereby greatly reducing the flow of customers into the city center.
